Software developed by E-PM group allows you to achieve competitive advantage by standardizing, simplifying and automating all property management tasks in an easy and accessible way, bringing together all companies and individuals involved in the processes.
HELP DESK
It allows to keep track of and optimize basic processes and events, both planned as well as incidental. By unifying operational patterns and automating activities that were previously had to be taken care of manually it is possible to significantly bring down the cost of works in general. Managers tenants and customers also benefit by having round the clock access to uniform and reliable data, advanced reports and analysis.
LEASING MANAGER
It supports optimal space utilization as well as optimized management of leasing contracts. Renewing or modifying both long-term and short-term contracts becomes a seamless process.
STOCK AND RESOURCES MANAGER
Perfectly complements previously mentioned modules. It allows to flexibly manage working hours and minimize inventory stock. As a consequence, it is possible to quickly adapt to market, legal and management changes which constantly need to be reasonably priced while at the same time offering top quality and quick turnaround.
The manager of a modern, complex property needs to plan his work accordingly. In a perfect world, this plan should take into account both scheduled as well as incidental tasks such as breakdowns and faults. A proper plan also lays the groundwork for an accurate annual budget for the property, the implementation of which is one of the primary tasks of the Property Manager.
Budgets and performance reports are a key motivational tool. They allow to accurately measure individual performance based on established targets and benchmarks. Detailed E-PM data combined with managerial accounts constitute a holistic system for effective work management.
The tool, which provides up-to-date information on maintenance costs, service charges, tenant maintenance and adaptation costs enables efficient prediction and planning as well as keeps the expenses in check.
Even the best plan is of little value if we do not have an efficient feedback mechanism that will collect information on progress, alert about idle-states and allow to report the current state of things.
Most activities on site are not carried out by the Property Manager in person. They are assgigned to subcontractors or employees. For this very reason it is of utmost importance to have a good system of communication between all parties involved, allowing for a quick, reliable, understandable, and no-nonsense process.
Scheduled tasks have different levels of priority. The highest priority is assigned to events that impact safety, i.e. those related to fire or utility safety. Without well-established priorities, planning becomes a futile endeavor.
